What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on what you need, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How do measurement services work?

During a measurement or floorplan service, a certified appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they tour the home, they notate the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total living area of the house and the overall layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a measurement service?

Challenging real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more space than you own! Unless an appraiser has recently executed an evaluation on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before attempting to challenge your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A measuring service will ensure that you're paid a fair price for your property. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since square footage values are frequently approximated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of the property as well as the number of potential buyers. The only reliable method of using a precise GLA when listing your home is to reference a recent appraisal or home measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

Material for agents

To ensure that your client's home closes at a price that properly reflects true market value, we suggest asking for a measurement of the property. Your clients, and especially potential buyers, will appreciate your eye for detail, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tool for getting potential buyers interested since they can review the layout and features of the property before and after a showing.
